What You Need to Know Before Building a Home Extension

If you’re planning a home extension, you’re probably very keen to get started, but with a little planning and patience, you’ll be more likely to get your desired end result. Before you get carried away with the excitement of a new project, there are a few things you should consider first.


What’s the Purpose of the Extension?


This is a question most people think they know the answer to, but the reason often tends to be more than space and budget will allow, so some realistic forethought is required. What you’re looking to gain out of a home extension project will depend on your specific circumstances. For one person, it could just be a tranquil space to relax in after a long day of work; for another, it might be intended as a social environment to host guests. As such, you should consider who will use the space, when it will be used and what it will be used for to make sure your needs are being met.


What’s My Budget?


This might seem like an obvious question, but it’s very common to overspend on even the smallest of projects - let alone a big home extension! As a general rule, you should allot £1,000-2,000 per square metre, plus a 10-20% contingency fund. You’ll also need to bear in mind that alongside the build budget, there’s designer and building contractor’s fees and planning permission costs to account for.


Do I Need Approvals?


Depending on the size, shape and scale of your new home extension, you might need to apply for planning permission, but don’t panic. Most local council websites feature helpful information and design guides so you can work with your building contractor to design your extension accordingly.

 

Even if you don’t need planning permission, you will need Building Regulations Approval, which is in place to enforce construction standards across the UK.


Should I Speak to My Neighbours?


Neighbours can often make or break a planning application, and an objection to your proposal is never an easy hurdle to overcome. It’s a good idea to try and get them on board early: a simple chat can go a long way to show them what you’re planning and provide reasons why it’s an important project to you. This may hopefully help them understand your project more and limit their objections.
