1. What Else Have You Built?
When looking at any new development, it’s a good idea to find out details about any other developments that your new build builders have delivered. You could even go and have a look at them if they’re nearby. This will give you an idea of the quality of work that they perform, their style of build and development layout and what you can expect from a new build home.
2. What’s Included with My New Build Home?
If you’re looking to buy off plan, it can be hard to visualise exactly what your new build home will look like. It’s a good idea to ask your developer to give you a list of everything the property includes. Having this list up front will help avoid any misunderstandings later down the line, and for when you get to the exciting part: shopping for your new home!
3. How Many Properties Have Been Sold?
As you would if you were looking at an existing property, try to get a feel for the development and who will also be living there: is it likely to be families, young professionals or have property investors bought some of the development - meaning that houses will be rented out?
4. What Help is Available for Purchasing a New Build Home?
Buying a home is one of the biggest purchases you’ll make in your lifetime, and everyone could do it with a little help. From low deposits to Help to Buy, there are several schemes in place to help you get your dream home, and your house construction company may be able to point you in the right direction.
5. What’s Included in the New Home Warranty?
The new home warranty is designed to give you peace of mind that should there be any problems with your home, they’ll be put right. The warranty typically lasts 10 years, with the first 2 years covering the work that the builder has done - known as the ‘defects’ insurance period. Years 3-10 are the structural insurance period, but this can differ by development. You should ask your new build builder what is and isn’t covered in your warranty, and how long it lasts for.
