What Goes Into New Build Construction?

New build properties are in high demand. But, they can prove pretty expensive. If you’re spending all that money, you might want more say in the home you’re going to be living in. Whilst a lot of new builds are beautifully designed and modern, you probably have your own preferences for your future home.

A new build property is relatively easy to describe. It is a newly constructed home that has not been lived in before. Houses that have been built a long time ago and recently renovated, leaving little of the original structures behind are also often called new builds. New builds sometimes depreciate in value, however, over time, their value can increase again.


What Is The New Build Process?

If you’re starting the new build process from scratch, there are lots of things you need to consider. This short breakdown will outline the steps you will take if you decide to go through the new build process from scratch.


Foundations & Pre Foundations

You will have to clear the area that you are going to build on. This is the pre-foundation step. Before any work can be done or bricks can be laid, you will need to allocate an area to the building of your new home, think about water, drainage and electric access, as well as the building’s accessibility to roads.


After you have found and cleared your allocated site, you will need to then think about something we call the ‘3 F’s’. These refer to:

●    Foundation

●    Framing

Quality walls and roofing are what you need to ensure that your home is watertight and properly protected from the outside world. No one wants a leaky roof or a pesky draft at any time during the year, so ensure your planning is thorough when it comes to the structure of your new build.


You may also want to hire a building inspector to come and sign off on the property before you go ahead, in case there are any problems with your proposed construction project.


Wires

Before the walls in your home are fully sealed and finished, you will need to hire an electrician to come and fit all the appropriate wires in your home. From your power sockets to all your lights, you will need to make sure everything is wired and fitted properly so that your electric system doesn’t have any problems.


Piping

The same applies for your pipes. You will need to reach out to a plumber to come and fit all the right pipes in your heating systems, shower and bathroom, sinks, and anywhere else where water will be flowing.


Fixtures

Now that all the structural parts of your home are done, you will be able to customise and design the fixtures within your house now. You might opt for bespoke furniture and designs. You will need to pick out:


●    Kitchen cupboards & cabinets

●    Kitchen units

●    Flooring in each room

●    Bathroom fittings

●    Mirrors

●    Bedroom fixtures

●    Lighting


This is just a short list of fixtures you will need to think about, there are plenty of other things you can tailor to your preferences. This is a huge advantage of building your new build yourself. If it’s a home that you intend on staying in for a while, you can build and adjust based on your own requirements. 


External Features

You might want to consider external features to your home, like driveways, walls or a garage. You might want a front and back garden, patio or something else. The possibilities are relatively open so you can pick out what you want.


What Do I Need To Do Before I Start A New Build?

Those were the basic steps to expect with a new build, and you can discuss your needs with your contractor to ensure that they are meeting your requirements properly. However, there are a few things to consider before you even go ahead with your contractor company. The main one being planning permission.


Planning Permission

If you are going ahead with a new build, planning permission is an absolute must. Your proposed building plans will need to be sent out to local authorities to be approved. Once you’ve submitted a planning application, you will be assessed on a few things:

●    Loss of sunlight for surrounding spaces

●    Listed buildings

●    Conservation areas

●    Trees and natural habitats

●    Fumes and pollution

●    Vehicle access


These are just a few things that planning permission will cover. It is important that your new build is not invading other habitats or people’s homes. If your planning permission goes ahead however, you can look forward to your bespoke living and dream home.

If you are building a new build, but have no intent to live in it, you are potentially looking to sell the home. Some developers offer incentives for buyers, which can attract a great range of potential buyers.


Some of these incentives include:

●    Covering a deposit

●    Paying stamp duty

●    Assisted sales

●    Partly assisted sales


And, this will benefit buyers, looking for a new build, as well as developers who are looking to sell.
